For buyers

Buy with someone who has walked the property line.

Listing photos are marketing. We’re here for everything they leave out — the septic field, the road maintenance agreement, the reason it’s been on the market for ninety days.

How a purchase actually goes

  1. Get your financing in order

Talk to a lender before you tour. In this market a pre-approval letter is what separates an offer that gets considered from one that doesn’t. We can recommend local lenders who close on time; we don’t take referral fees for it.

  2. Define the search honestly

Price, area, and must-haves. We’d rather narrow the list to eight houses you’d actually buy than send you sixty listings a week.

  3. Tour, and tour critically

We come to showings with a flashlight and a moisture meter, not just a lockbox code. You’ll hear our concerns at the house, not in a follow-up email.

  4. Write a competitive offer

Price is one lever. Closing timeline, inspection window, earnest money, and how the offer is presented all matter. We’ll tell you where you have room and where you don’t.

  5. Inspections and due diligence

Home inspection, and where relevant well water testing, septic inspection, radon, and a survey. Rural properties need more diligence than in-town ones and we’ll say so up front.

  6. Close

We coordinate with the lender, the title company, and the listing side, and we walk the property with you the day of closing.

What buyers in this market should plan for

Road access is a real question. Shared or unmaintained private drives are common here. Find out who maintains the road and whether there’s a recorded agreement before you’re under contract.

Flood plain matters along the Nolichucky. Some beautiful river-adjacent parcels carry flood insurance requirements that materially change the monthly cost of ownership. We check the maps before you fall in love with it.

Older homes are the rule, not the exception. Much of the desirable inventory in Greeneville and Jonesborough predates 1970. Knob-and-tube wiring, galvanized supply lines, and asbestos tile are all things we’ve seen this year. None of them are automatically deal-breakers, and all of them are things you should know about before closing.

How we represent buyers

We work under a written buyer representation agreement, which Tennessee requires and which spells out exactly what we owe you and how we’re compensated. We’ll walk through it with you before you sign anything, and we’ll answer the compensation question directly rather than vaguely.

From our clients

What buying with us is like

  • Thomas helped us with the selling of our house and buying our new one. He is amazing! From the beginning to the end, he helped us in every aspect! He answers his phone directly and doesn’t have you call someone else to get to him. He’s very knowledgeable and will go to the end of the world to help. He has contacts who will get jobs done as well if you need things done before selling. I wouldn’t use anyone else in buying or selling a home. Thanks Thomas for a job well done!

  • Thomas at Greeneville & Co Real Estate was truly a lifesaver when we needed to find a home quickly. From the very beginning, he listened carefully to exactly what we were looking for and worked tirelessly—day and night—to help us find the perfect fit. His dedication, professionalism, and deep knowledge of the market made the entire process smooth and stress-free.

Thomas was not only incredibly efficient but also friendly, supportive, and always willing to go the extra mile. We couldn’t have asked for a better experience. I highly recommend Greeneville & Co Real Estate to anyone looking to buy or sell a home—you’ll be in great hands!

  • Tom Willett is the man! He worked his butt off selling our house. He kept us informed all through the process and also made the whole experience painless. I would highly recommend Tom for any real estate business you might have. Tom did it again — he helped us buy some land in Greene County. I will definitely use him again in the future.
