Homes for Sale in Greeneville, TN

Greeneville is the seat of Greene County and the second-oldest town in Tennessee, sitting in the valley between the Bald Mountains and the Nolichucky River. It is a real town with a real downtown — not a bedroom community — and the housing stock reflects that.

What it’s like to live here

Downtown Greeneville has a walkable historic core with brick storefronts, the Andrew Johnson National Historic Site, and a courthouse square that still functions as the center of town. Within a ten-minute drive you move from that downtown grid into farmland and ridge views.

Housing runs the full range: pre-war homes on tree-lined streets near downtown, mid-century ranches along Tusculum Boulevard, newer subdivisions toward the Baileyton and Snapps Ferry corridors, and small acreage tracts once you get past the city limits.

What buyers ask us about

Commuting. Most of our buyers who work in Johnson City or Kingsport are driving 35 to 50 minutes. The 11E corridor is the main artery and it moves well outside of school hours.

Water and septic. Anything outside the city limits is likely on well or septic. We walk buyers through what to inspect and what the county requires before you write an offer.

Property taxes. Greene County rates are meaningfully lower than what buyers relocating from Middle Tennessee or out of state usually expect, and we’ll give you a real number for a specific parcel rather than an estimate.

Neighborhoods and areas

Tusculum, Camp Creek, Afton, Mosheim, Baileyton, and Chuckey each have a distinct feel and price band. Tell us how you want to spend a Saturday and we can usually narrow it to two or three areas quickly.

Closer in, the streets around downtown and Tusculum University hold most of the older housing stock. Head toward Snapps Ferry or Baileyton and the lots get larger, the houses get newer, and the price per acre drops.
